Two-Building Corporate Campus Located in Westlake Village, California
LOS ANGELES, February 5, 2020 -- As part of its ongoing expansion in the greater Los Angeles region, Younan Properties, Inc., a fully-integrated, real estate owner, and manager of Class A office buildings has announced its latest acquisition of a two-building office portfolio in Westlake Village, CA.
Westlake Oaks Campus is a two-building corporate campus totaling to 212,000 rentable square feet. The buildings consist of 120 Via Merida and 4553 La Tienda. This is the first time in over 20 years that 120 Via Merida has been on the market. Situated on a campus-like setting totaling to 20.2 acres, the corporate headquarters quality asset is located in the thriving Westlake Village submarket, and is neighbored by the Promenade Shopping Center and Four Seasons Resort. Located on three separate parcels, including excess land with the intent for redevelopment, the office building has a prominent identity with access alongside the Ventura (101) Freeway and is well-positioned to attract tenants from neighboring cities with unparalleled convenience. World-class amenities include abundant parking with key-card access, an outdoor garden and courtyard, conference and meeting rooms, on-site engineering, and on-site security.
Zaya S. Younan, Chairman and CEO of Younan Properties, has over 35 years of operational experience, as well as experience with Mergers and Acquisitions working for Fortune 500 companies throughout the world. Younan states, “The Conejo Valley office market continues to see positive signs towards sustained growth. Its existing tenant base consists primarily of companies who migrated from the greater Los Angeles area in search of a greater quality of life, lower cost of business and living, access to a highly educated labor pool, and a cleaner environment. Younan Properties was successful in acquiring this asset at a very favorable price that was far below the market replacement value with a great yield. When we acquired the portfolio it was 53% occupied, with Anthem fully occupying La Tienda. Anthem (S&P AA-), who has previously fully occupied both buildings since their construction, has a long-term Triple Net Lease.”
The Class A office campus has exceptional access to the surrounding affluent communities of Westlake Village, Thousand Oaks, Agoura Hills, and Calabasas, which are recognized as premier addresses for companies located within the West Los Angeles Valley. Westlake Village has captured nearly 50% of the overall net absorption within the entire Conejo Valley since the beginning of 2011, maintaining an average historical occupancy of approximately 90%.
Younan Properties represented itself in the transaction. CBRE Capital Markets Office West, led by Executive Vice Presidents Mike Longo, Todd Tydlaska, and Sean Sullivan represented the seller in the sale, with Mike Leonard at Lee and Associates heading leasing. “Younan Properties has a great opportunity to bring new tenants into the campus for the first time, and continue the decades of success they’ve had in this market as a commercial real estate investor and developer,” states Longo.
Younan concludes, “This is part of our ongoing expansion in Southern California with value-added opportunities that possess significant upside potential. Our strategy is to intentionally plan renovations that minimize upfront investment but maximize the impact with tenants and guests, and to reposition the building by promoting the campus’ location, improving operational efficiencies, driving leasing velocity, and generating meaningful investor returns. Ventura County remains an important economic driver and we are well-positioned to leverage our platform to realize the full potential of this purchase.”

In Isle-Adam, The Domaine des Vanneaux
After, in particular, the rehabilitation of Lutetia Jean-Michel Wilmotte continues his work along the fairways of the golf course of L'Isle-Adam (Val-d'Oise), forty-five minutes north of Paris. The architect had already designed the clubhouse layout, giving a very contemporary life to rustic farm buildings. In the spirit of a traditional farmhouse in a courtyard,
Le Domaine des Vanneaux offers spacious, uncluttered rooms with balconies, overlooking a large patio, a beautiful outdoor swimming pool, and spa. Before enjoying this winter, the jacuzzi in front of one of the five chimneys, the Zen atmosphere of the new establishment is based on the simplicity of design, the choice of refined materials with walnut cladding or bold muted colors. The elegance is set on the gastronomic table La Plume of the young chef Pierre Meneau, open on weekends, which aims from now on a first star. A recognition already solidly cultivated by theL'Isle-Adam golf course inaugurated in 1995 on a drawing by American architect Ronald Fream. With a hilly and wooded terrain, the course treats its solid technical reputation with impeccable maintenance.

Luxury Lounges Offer Exclusive Amenities Only at Younan Collection Hotels
July 12, 2019, PORTUGAL & FRANCE—El Septimo Geneva, SA, maker of world-renowned premium cigars, has announced the opening of its first El Septimo Cigar Lounges at two Younan Collection luxury hotels - Malibu Foz Resort in Portugal, and Alexandra Palace in France. Malibu Foz is a 4-star beach resort, located in the heart of Figueira da Foz: a lush, historic beach community in central Portugal. Alexandra Palace is a newly restored 17th-century French château, renovated into a 5-star hotel with a golf course and spa, located in the Loire Valley. Both hotels are part of the growing luxury brand La Grande Maison Younan Collection.
Zaya S. Younan, Chairman & CEO of Younan Company and Younan Collection, addressed the growing interest in experiential luxury by travelers worldwide. “We work hard to create an exceptional environment that is second-to-none. Our research has shown that guests desire an immersive experience when they visit our hotels. It begins with the ideal location, exquisitely designed interiors, gourmet dining experiences, and grand cellars housing over 100,000 of the world’s rarest wines. We are introducing El Septimo Cigar Lounges as a further expression of the luxury lifestyle. Unlike traditional cigar retail outlets and lounges, we provide a unique and exclusive experience, as each member of our staff is trained to provide 5-star luxury service for every guest.”
The lounges are the first of its kind, being the only locations in the world to offer all 38 blends of El Septimo Cigars. With 38 cigar varieties from which to choose, El Septimo provides an assortment for premium cigar lovers, both men, and women, ranging in aroma, strength, gauge, flavor, and combustion. Guests will be able to purchase a variety of El Septimo’s premium cigar accessories by the end of 2019, which will be exclusively sold at El Septimo Lounges. The lounges are open to both guests and the public while offering exclusive monthly and annual memberships.
Not only has El Septimo reinvented how a premium cigar should be made, but it has redesigned smoking one to be an exclusive, all-encompassing, luxurious experience. At Malibu Foz, guests have the option to smoke an El Septimo Cigar while lounging in private cabanas poolside or in the resort’s cinema theater, both where cuisine from the world-renowned Mensa Italian Restaurant and a full array of top-shelf liquor and wine can be enjoyed. Inside the cozy and lavish lounge, guests can enjoy a state-of-the-art ventilation system through a retractable glass ceiling, gazing at the stars while smoking an El Septimo Cigar.
The El Septimo Cigar Lounge inside Alexandra Palace features stunning décor nestled inside the centuries-old wine & cognac cellar, epitomizing the romantic and historic ambiance of the 17th-century French château. Guests are offered private tastings to pair the world’s rarest cognacs and wines with the perfect El Septimo Cigar in the 100,000 bottle cellar. Visitors can further enjoy the exclusive amenities of the 5-star hotel through the tennis courts, spa, Daniel’s Gastronomic French Restaurant, and impressive 18-hole golf course, all of which provide a glimpse into the castle lifestyle.
El Septimo cigars are premium, hand-rolled, puro cigars with fillers made of Costa Rican leaf. The cigars are rolled using the traditional Entubar Cuban rolling technique, which creates an incredibly dense, slow-burning cigar that draws incredibly easy and captures all of the blend’s optimal flavors. The tobacco is aged anywhere from 5 to 15 years, allowing the oils and flavors to develop while leaving behind an unusually rich and creamy smoke. El Septimo has put significant resources into market research, testing, and blending processes while utilizing its old-world techniques to mirror the process of aging and blending fine wine.
The Younan Collection will be opening 20 more El Septimo Cigar Lounges in strategic locations worldwide by the end of 2019, allowing customers to be fully immersed in the 5-star service that exemplifies Younan Collection hotels.

The Younan Company is a global private equity firm that specializes in acquisitions and management of various assets and companies in the luxury consumer space. The company’s strategy is to build a portfolio of luxury products and properties, and lifestyle companies and services. Today, The Younan Company is recognized as a global luxury brand with more than $1.2 billion in assets under management through its subsidiaries Younan Properties and La Grande Maison Younan Collection. The Younan Collection owns and manages luxury hotels and resorts in France, including Château de Beauvois, Hôtel Saint-Martin, Château Le Prieuré, Alexandra Palace, Château de Vaugouard, and Château de la Perrière, premium cigar maker El Septimo Geneva SA ; Golf des Forges, Golf du Petit Chêne, Golf d’Avrillé, and Golf de Vaugouard ; two vineyards in Saint-Emilion, including Château la Croix Younan, and Château La Garelle, and MPA Studio de Création in Paris. It recently acquired its first beach resort, Malibu Foz Hotel and Resort in Figueira da Foz, Portugal.
For three years, American billionaire Zaya Younan has been discreetly buying French castles to transform them into luxury hotels. So far, he has already invested more than 100 million euros in France. He plans to double this budget by the end of 2019.
His motto? "Everyone deserves a night in a castle". At 54, the American businessman Zaya Younan has a fortune estimated at two billion euros. For three years now, this real estate magnate based in Los Angeles has discreetly bought French castles to turn them into luxury hotels. To date, he has already invested more than 100 million euros in France and this budget will double by the end of 2019, assures the billionaire who has a degree in engineering.
Established in France in the annex of Château de Beauvois, his company "La Grande Maison Younan Collection" has already acquired seven luxury 4-star chateaux-hotels including Le Prieuré and La Perrière *, with a price range starting at 100 euros per night. Alexandra Palace, his new 5-star hotel and resort located in Mazières-en-Gâtine opened to the public on June 8, after a multimillion-dollar "stone by stone" reconstruction. Zaya Younan’s goal is to buy up to 25 hotels in France and to make La Grande Maison "one of the largest companies in France," like LVMH, which this self-made man gladly cites as a "model."
The French art of living
"France has always amazed me," Zaya Younan confesses. "I felt that it was time to invest in France, after seeing many castles or very beautiful homes that were little or very poorly maintained. So it was necessary
to transform these places so that they become sites capable of generating jobs". Last October, the billionaire boasted of having already created more than 300 salaried jobs in France and nearly 150 seasonal jobs.
Marc Chevallier, General Manager of La Grande Maison explains that the occupancy rate of these establishments is between 50 and 60%, with growth that is "very strongly performing." According to Hermine de Saint-Albin, a consultant specializing in tourism and author of the report "Tourist Valorization of Historic Monuments” published in March 2018, "La Grande Maison’s concept is good." "Zaya Younan emulates the French art of living that makes Americans dream, but also this new clientele from Russia, Brazil, China or India who is looking for these types of products."
If the entrepreneur’s priority is not making immediate profits, La Grande Maison, which has also acquired the luxury cigar company El Septimo and the Parisian design studio MPA is already starting to establish a new strategy. "We want to start developing our hotel business in Paris because this activity is more lucrative, which is vital for our development," said Marc Chevallier.
Le château Le Prieuré
Especially since there is not a lot of competition in France. Some even got burned, such as the Hôtels & Patrimoine chain, created in 2013, which managed the Sedan Castle and Le Couvent Royal in Saint-Maximin, which had to stop its activities in December 2018. Only the operator Châteauform' is still positioned in this neglected niche, but it is exclusively reserved for business tourism. Hermine de Saint-Albin points to economic motivations, which obstruct the development of this tourist activity. "Due to the cost, we have not yet found companies that could seize this potential," she points out. For their part, "the great castles of France have not willingly launched into the hotel sector," she observes. Even though Chambord made some efforts, completely modernizing its hotel. "The fact that it comes from an American slightly breaks my heart," laments this consultant specializing in tourism.
To accelerate its activity in France, Zaya Younan enjoys a major advantage. A fervent defender of Emmanuel Macron’s economic policy, he discloses that he also knows Stéphane Bern very well, "who showed a great interest in our project." "I have met him many times, and he has been a great help to us," Zaya Younan readily acknowledges. For example, Stéphane Bern served as an intermediary in the selection of certain architects. He arranged some meetings and even served as a translator sometimes.
A proximity that helped the American entrepreneur receive the prestigious Gold Medal of Tourism by the French government in January. "This Californian esthete has made French castles attractive tourist centers, equipping them with all the modern comforts, while respecting an ancestral way of living," Stéphane Bern recognizes. He adds, "Better than anyone, Zaya Younan understood that heritage was the hidden treasure of France which only wanted to be exploited more to develop our tourist activity."
At Château de Beauvois, acquired by Zaya Younan in February 2017, the arrival of the "very involved" American billionaire was "a miracle," acknowledges Solène Dubois, Sales and Marketing Director of La Grande Maison Younan Collection, whose headquarters has forty employees. Before the entrepreneur decided to buy Beauvois, this establishment and the nearby Château Le Prieuré, which until then had been managed by Les Grandes Etapes Françaises, were indeed destined to close.
But near Angers, in the municipality of Avrillé, the arrival of the rich investor was not as well received. Hadrien Ormières, whose company SEGR managed Château de la Perrière from October 2008 to 2018, can attest to this. In litigation with the town hall of the city managed by Marc Laffineur, its convention of occupation of the castle was planned until 2031. But in September 2017, the city took measures to terminate this agreement. Despite an appeal for interim relief, Hadrien Ormières had to leave the premises in August 2018 to make way for the new owner Zaya Younan, who acquired the castle and its adjoining golf course for 2 million euros.
Le château La Perrière
"Certainly, we badly accepted Mr. Younan’s arrival," he says. Even if he specifies that he has no dispute with the billionaire, but with the town hall of the city. "Despite some unpreparedness of Zaya Younan, the handover was made as intelligently as possible" and all 11 employees were rehired, despite some blunders in the first three months. Some displeased people still point to the new owner’s somewhat questionable decorative choice of... And the dispute is still not resolved, knowing that Hadrian Ormières’s company had invested 1.2 million euros in equity for a hotel project similar to the one that La Grande Maison Younan Collection wants to build. The project to build a 4-star hotel with 80 rooms in Château de la Perrière’s park still seems to be on the agenda in 2019.
Nothing will stop Zaya Younan whose motto is: "I want to create what is impossible, I want to do something that no one else can do." His next challenge? Create a European Silicon Valley by establishing a start-up incubator in France
